Model Unit Open at Trinity Lofts

The model unit at Trinity Lofts, our first development in a former tobacco warehouse in Durham, NC, is now open. Trinity Lofts is part of a movement to revitalize downtown Durham, and is nearby the Famous Bull Durham baseball stadium. The primary challenge of converting this 44,000 sf parallelogram structure into livable housing units is solved by carving out the central circulation mews to provide greenery, light and a sense of community. Building services are inserted into 17 townhome lofts on either side of the mews through a repetitive system that tightly packages mechanical systems, kitchens and bathrooms, vertical circulation, and storage. The design maximizes natural light and provisions for outdoor space. The existing heavy timber frame, roof decking and brick foundations are fully reused as a centerpiece of the loft interiors. Additional features such as dual flush toilets, bamboo flooring, rain barrels, and solar hot water heat in addition to the reuse of site and building make this project truly sustainable.
